The Difference Between a Slab and a Crawl Space

The foundation of a home is the most important structural build of a new construction home. It is very important to have a strong foundation which lasts a long time. The type of foundation used, depends on the style of the home and the geographic location. The two types discussed here are the slab and crawl space foundations.

A slab foundation is a thick level concrete slab that the home sits on. A builder will pour concrete around four to eight inches deep, then add thicker concrete around the perimeter. In order for drainage, there will be a layer of crushed gravel or sand underneath the slab. A slab foundation is popular in warmer climates because freezing temperatures can cause it to crack.

Builders like to use a slab because they are quick to construct because the whole slab is poured at once. This also makes them less expensive because of the low-maintenance needs and a slab’s durability.

There are some dislikes as well. A slab has to be built on completely level ground. Since they are built directly on the ground, they do not have any space for storage, wires or pipes. Water and gas lines are sometimes embedded into slab foundations.

A crawl space is quite different as it is elevated above the grade. There are two types of crawl spaces; block-and-base and pier-and-beam foundations.

When building a crawl space foundation, it will be above ground between 18 inches and four feet. This means that the ground underneath the foundation does not need to be completely level. A crawl space can sit on a sloped piece of land because it can be elevated in order to remain level. They are also a great access point for plumbing or wiring. In fact, a crawl space can house plumbing lines, gas pipes and electrical elements.

Crawl spaces are more expensive and require more maintenance. A crawl space is the perfect environment for mold, mildew and pests. If there is an area that is holding moisture, this can lead to a faulty foundation. A crawl space is not ideal for hot humid climates for this reason. Since a crawl space is more complex to build, it means it is also more expensive. The costs of a crawl space can be two-and-a-half times the amount of a slab foundation.
